Adjacent is the smaller room, it would make an ideal child’s room, or a fab work-from-home space (as we have virtually set it up as), especially given its bright aspect.

The window has a large aperture, allowing lots of light in, which is a nice feature in a bathroom.
One of the neighbours has extended into the loft space, and this is likely something you could also do with this house, there’s also scope to extend into the garden and as you have rear access this will make any major works such as extensions that bit easier and cheaper.
The garden will be a real draw for many; for this location, it is impressive in size and gets the western sun in the late afternoon and evening. There is a manageable lawn and a patio ideal in size to BBQ on. The garage is sound and could be converted into a studio or work space, but it would also be very attractive to those with bikes or motorbikes or those who run a business from home, especially one that has visiting clients, as it can be accessed without coming through the house, via South Vale.
Location-wise, the house sits literally seconds from the Triangle, surrounded by Westow Street, Westow Hill & Church Road, which form Crystal Palace’s celebrated “Triangle”. It is also 505 metres as the crow flies (or 0.4mi walking) from the highly desirable “Ofsted Outstanding” Rockmount Primary school, which is a huge asset to this location. Upper Norwood Wood Rec’ is also moments away, that offers 19-acres of open space, ideal for dog walking, and there’s the free tennis courts!
Westow Park is literally opposite, which is another pretty, green space it’s almost 7 acres and has some attractive, mature trees, a children’s playground and, depending on the season an artisan coffee van.
Brunch, dinner and cocktails are all catered for within moments of the house, and the choice of coffee shops is just dazzling. You are spoilt for choice with amazing restaurants, pubs, and brilliant eateries; there’s even an Everyman Cinema a few minutes away. You’ll also find art galleries, yoga schools, and the list goes on!
There is also a Sainsbury’s supermarket 0.2 mi away and the wonderful Crystal Palace Food Market on Haynes Lane, quite literally at the top of the road, which operates every Saturday, offering the best from small sustainable farmers and local food producers.
