An attractive three-bedroom house on a popular residential road with a large south-facing garden, a modern conservatory, and off-street parking. Notably, there’s scope to extend into the loft, a low-maintenance garden, and a high-quality outbuilding/studio at the end of the garden. Located in a highly desirable spot, with a selection of highly desirable primary schools and convenient transport links all within easy reach.
This pretty family home is offered in fantastic condition but also offers a perfect base to extend and remodel as others have done on the road. It could be remodelled on the ground floor to create an open, flowing space with dual receptions, but as it stands, it has an attractive layout with a large separate reception at the front of the house and an open plan kitchen diner to the rear. There’s a conservatory off the dining space, which has a proper roof and ceiling to make it useable throughout the year (no annoying rain noise here!).
The living space at the front has a large square bay with large windows, its western aspect is ideal for a living space as it gets the late afternoon and evening sun, and the white walls and wooden floors give a simple, elegant aesthetic that is modern and minimalist but also feels homely. The rear of the ground floor is home to the kitchen and dining space, which has a southern aspect, making it incredibly bright.
Moving upstairs, there are three bedrooms and a beautifully finished bathroom. The rear bedroom and bathroom get the eastern sun in the morning, making them lovely places to be in the morning. The master bedroom is at the front of the house and has the benefit of a large bay, with the same attractive large windows found in the reception below. The bathroom is well-finished and features a rain shower over a bath, there’s metro tiles on the walls which finish the space off nicely.
The garden at the rear is sizeable for the area and has a direct southern aspect; it’s hemmed in by its neighbouring gardens, making it more secure. There’s a patio directly off the house, which is ideal for garden furniture and a BBQ, it’s made of composite decking, which tends not to get slippery like wood decking and lasts longer, too. There’s an artificial lawn, which is so easy to keep looking great all year round, and at the end of the garden is a high-quality outbuilding, which is properly insulated and wired up so you can use it as a workspace all year round.
Location-wise, the house is 0.1 mi from Birkbeck Station, with two trains per hour to Beckenham Junction and London Bridge via Crystal Palace. There’s also a tram every ten minutes, which takes you into Beckenham Junction, or, East Croydon in the opposite direction (great for the Gatwick Express!). Beckenham Junction Station opens up a direct link to both London Bridge & Victoria. Elmers End Station is just over half a mile away and offers another Tram link and also a direct connection to Charing Cross.
The local parade on Elmers End Rd has a Co-op, a gym, a cafe and a few other useful amenities, including the newly opened Italian restaurant “Bella Vista”, a very helpful post office, dry cleaners, a hardware shop and nail salon. The other end of the road offers the popular El Molino tapas and a craft brewery in Br3wery.
Beckenham High St would likely be your go-to for a night out, owing to how accessible it is via Birkbeck station, and offers a vast variety of restaurants providing a truly global selection of cuisines to choose from, as well as many cafes and coffee shops.
Crystal Palace is just under 1.5 miles away, famed for its independent shops and artisan sellers, there are very few chain shops on The Triangle which is widely celebrated and it has an abundance of lovely coffee shops, incredible restaurants and gastro pubs, as well as galleries, yoga schools, an everyman cinema and a farmers market which operates every Saturday on Haynes Lane.
Elmers End is down the road, for your bigger shop there is a large Tesco Supermarket, and just before Elmers End is South Norwood Country Park which offers 125 acres of parkland, wetlands and meadows, great for dog walking and exercising.
The local schools are very sought after, with the most popular ones being Stewart Fleming (rated outstanding), Churchfields, and the perennially popular Balgowan primary school are also very nearby, making this location sought after by young families.
