Full property description

A three-bedroom family home in a very convenient location for Beckenham, sought-after schools and great commuter links. The house boasts a driveway, a stunning large southeast facing garden and has huge scope to extend to the rear and into the loft.

The living space on the ground floor comprises of dual reception rooms, which offers a flowing open arrangement, providing fantastic space for a defined dining room and also a lounge. To the rear there are sliding doors which lead onto that incredible garden. During the early part of the day, going into the afternoon, it gets fantastic light and even if you were to put a large extension on the rear of the house, you would still be left with an impressive garden.

The kitchen is arranged in an L shape configuration, which keeps everything close to hand, it is in great condition, but it is likely that the new owner here would punch through the kitchen wall to create a larger kitchen/dining space, or extend at the rear to give the larger open plan kitchen/diner, adding considerable value in doing so.

On the first floor, there are three bedrooms and a large bathroom, the two larger bedrooms have integrated wardrobes and the rear room benefits from that bright southeastern aspect, making it wonderfully bright in the mornings. The bathroom has a shower over a full size bath and is offered in very presentable condition.

Moving outside, to the front, the drive will accommodate a large car. There is side access to the garden, which is really helpful, especially if you were to bring back a muddy dog from a walk in one of the many open nearby spaces. The garden is sizeable, and as mentioned, has a super bright southeastern aspect. Immediately off the house is a large patio, which is ideal for placing garden furniture and BBQs. There is also scope to install a garden studio/work from home space, you could also extend the house and not feel like you’ve compromised the garden, such is its size!

Location-wise, the house is 0.1 mi from Elmers End Station which offers a Tram link and also a direct connection to Charing Cross. The trams head to Wimbledon and stop at East Croydon, which is great for the Gatwick Express. Beckenham Junction Station is also easily accessible and opens up a direct link to both London Bridge & Victoria.

Up the road, the local parade on Elmers End Rd has a Co-op, a gym, a cafe and a few other useful amenities, including a very helpful post office, dry cleaners, a hardware shop and nail salon. At Elmer’s End Roundabout there is a selection of lovely restaurants, cafes and amenities, which are useful to have on your doorstep.

Beckenham High St would likely be your go-to for a night out, owing to how accessible it is and offers a vast variety of restaurants providing a truly global selection of cuisines to choose from, as well as many cafes and coffee shops.

A few mins’ walk away is a large Tesco Supermarket, and at the end of the road is South Norwood Country Park, which offers 125 acres of parkland, wetlands and meadows, great for dog walking and exercising. A few moments away at the end of the road is Maberley Road Playing fields, which is the best option for a shorter dog walk.

The local schools are very sought after, with the most popular ones being Stewart Fleming (rated outstanding), Churchfields, Marian Vian, and the perennially popular Balgowan primary school are also very nearby, making this location sought after by young families.
