Full property description

A rare opportunity to own a newly refurbished Victorian Townhouse at number 5 Belvedere Road, the first residential property at the top of Belvedere, just off the Triangle, in the conservation area.

Offering three double bedrooms, two bathrooms, and a low-maintenance garden, this stunning home has just had a meticulous top-to-toe refurbishment and is finished to an incredible standard, offering a turnkey opportunity for its new owners. It is a luxury lifestyle home that puts the best of Crystal Palace on your doorstep and offers a space that is comfortable, stylish and well-thought-out.

To fully appreciate this home please do check out the 3D Virtual Tour & Videography.

The ground floor offers a fantastically social space in which you will have no choice but to entertain! The layout is very social, with the dining space being open plan to the kitchen. There’s high-end hardwood herringbone flooring, which complements the white Bulthuap kitchen beautifully. A long dining table for 6-8 works well in this space and it will undoubtedly become the heart of your home. The detailing and finish here are exquisite and notable features include the limestone fireplace surround and the heritage-style cast radiators, which can be remotely controlled from the Nest system.

The kitchen is from Bulthaup, a German kitchen manufacturer widely regarded as making the very best kitchens in the world. They combine the best materials with obsessive attention to detail, and their kitchens are found in the most expensive and luxurious developments across the globe. This one is kitted out with high-end Miele appliances, from the induction hob to dual ovens, dishwasher and wine fridge; Miele appliances are renowned for their durability, not just their stylish design. Another feature in the kitchen you may never want to live without is the “quooker” tap, which provides instant 100-degree boiling water on demand, so you’ve no need for a kettle!

Downstairs, below the kitchen/dining space, you have a double bedroom, a large storage cupboard and a beautiful shower room. This is an ideal setup as the main bedroom is at the opposite end of the house on the top floor, so for guests or an older child, it gives them and you complete privacy. Or, if you fancied a lodger, this setup would also work very well. The bathroom has a large walk-in rain shower with Lefroy Brook fittings, which is a lovely nod to the Victorian era in which the house was built, as is the large Victorian style sink. The tiled floor and walls give a lux finish and blend the classic look of the fittings with the modernity and durability of the stylish tiles. It is worth mentioning that the house has a mega-flow pressurised hot water system, as well as 2.5 bar of pumped cold water pressure, so the shower and taps have strong flow, you can also use both bathrooms simultaneously and retain consistent water pressure. There’s also underfloor heating throughout the lower ground floor, which is a nice touch with an open, wet-room-style shower.

Moving up to the first floor, you’ll find the reception and second bedroom. The reception is at the front of the house, which has a lovely bright southern aspect, in fact the whole front of the house gets the sun on the front from morning through to late afternoon, and the reception’s dual (double-glazed) sash windows help illuminate the space particularly well. There’s the same hardwood herringbone floor as found on the ground floor and another beautiful fireplace, this time with a gas-fired flueless “Esse” stove, which sets a lovely ambience; it is remote-controlled so is super easy to use and is mess-free! This is another room that has a modern but classic vibe, and whilst all being newly done, it doesn’t feel at all sterile or characterless. It’s worth pointing out that our client is willing to part with many items of furniture and art, so if the current set-up is to your liking, please do let us know.

The second bedroom feels very private as its window doesn’t oppose another building, and whilst it’s a double room, you might want to use it as an office or study. Like all rooms in the house, it is wired with Cat 6 cabling, allowing you to deliver ultra-fast internet to each room.

On the top floor is the master suite, which is just simply stunning; it’s another bright room owing to the southern aspect, and it has an incredibly beautiful en-suite and an integrated triple wardrobe. The en-suite has a walk-in rain shower, a full-size roll-top freestanding bath and a Victorian-style toilet with an elevated cistern. As you’d expect, the finish is super high-end with more Lefroy Brook fittings, with brass finishes that only become more beautiful over time as they develop a patina, like only quality brass can. The solid oak panelling contrasts nicely against the mother-of-pearl hexagonal mosaic-style floor tiles and the Crittall-style shower screen & bathroom door, blend modern & heritage styles oh so beautifully.

The courtyard garden is super low maintenance, the herringbone floor and exposed brick walls give a lovely texture to the space, you can entertain a modest crowd, and there’s space for a decent-sized BBQ; it also feels very private and is not overlooked.

Some of the other notable upgrades made to the house include a water softener with wifi integration to notify you when the salt is running low. There’s also acoustic plasterboard in all ceilings and acoustic underlay on all floors, allowing you to enjoy multiple spaces without causing interference to anyone sleeping or trying to work. There are hard-wired heat & smoke detectors throughout, as well as a new fire curtain between the kitchen/dining space and the staircase, giving you comfort and security. All the external walls have been insulated, and the windows are all double-glazed; alongside the multiple heating zones, which can be individually controlled and the underfloor heating, this home’s carbon footprint and running costs have been hugely improved.

Location-wise, we are sure this location needs no introduction, but for the uninitiated, “The Triangle” offers an eclectic mix of fantastic coffee shops, cafes, brunch spots, vintage markets, galleries and gastro-pubs.

5 Belvedere Rd is really very much in the heart of Palace. Just a few strides away, you have the highly regarded Alma pub, whose food we highly recommend (please go and try the fried cauliflower 😍) and has a Victorian interior we love. There’s also the White Hart opposite for a more typical neighbourhood pub experience. Blowing Dandelions is literally the building next door, so for those who love artisan chocolate & cakes, please do renew that gym membership! For brunches and breakfasts, you will probably gravitate to Brown & Green a lot. They are literally opposite the house, and their scrambles often fuel our mornings, and we can’t recommend them enough!

If you’re the kind of coffee drinker that weighs their beans, you’ll love living near to “Four Boroughs” they also do wicked cinnamon Danishes and the kimchi wraps are worth a mention! Also, just moments away and also on Church Rd is the beautiful Art-Deco “Everyman” cinema. The “Elle magazine” featured “Plaster” for all your nail and beautification needs is also on Church Road, as is a yoga school offering hot yoga with a well-deserved 5-star rating. When you’ve stopped being healthy, you can pop into Urban Cellar, where Alison and her colleagues will talk you through their amazing selection of wines and craft beers.

Belvedere Rd meets Church Road, which, in our opinion, is the best road in the Triangle. There really is so much going on on Church Road, and of the three roads comprising the Triangle, in our opinion, it offers the most. This really is prime Crystal Palace, and the superiority of this property’s location cannot be overstated!

Westow St & Hill may feel left out now, but they do also offer a great deal, from more gastro pubs to more coffee shops, cafes and some of the loveliest restaurants south of the river! There is a large Sainsbury’s a two min walk away on Westow St, which is very handy for a weekly shop, and just behind it, down Haynes Lane, you will find a beautiful little food market on Saturdays, which offers artisan cheeses, meats, baked goods, bread etc, most traders accept cards, but maybe take a limited amount of cash, as it is tempting!!

When you have to start adulting and go to work, Gipsy Hill & Crystal Palace Stations are both within easy reach and give access to London Bridge & Victoria as well as the city, Shoreditch and East London. Crystal Palace Park is also at the end of the road, which offers 200 acres of grade 2 listed grounds to enjoy, it also houses the Crystal Palace National Sports Centre with its Olympic swimming pool, a gym, squash courts and a few activities you wouldn’t find at your average gym including trampolining, beach volleyball and an on-site physio.
