Full property description

A large, beautiful one-bedroom raised ground-floor conversion flat with its own private entrance, spanning almost 700ft2 and located in the heart of Crystal Palace, on The Triangle.

Offered to the market with a long lease and low service charges, this flat is an incredible first-time buy and just ticks so many boxes; it offers incredible space, a super modern interior, the long lease & low service charges, and of course, it’s in a premium location which, always makes for a safer investment.

One-bedroom flats this large are very rare, but not only does this one have generous floor space, it also has vast volume owing to the insane ceiling heights; they are almost three metres high! The reception room, which is at the front of the flat, is a large room and, like the rest of the flat, has wooden floors, double-glazed windows and those 3 m ceilings 😍 notably, this space can be used exclusively as a lounge as the kitchen is large enough to accommodate a dining table, and there’s plenty of space for chunky sofas and a desk if needed.

The bedroom is situated at the rear of the flat, which is very peaceful; you’d never know you were in the absolute heart of Crystal Palace back there; it’s super quiet and has a huge double-glazed window that is almost bang square on east facing, so you will be woken with glorious sunshine first thing. Storage-wise, there is some integrated storage, and there’s the scope to add bespoke wardrobes that really utilise the height of the room and, therefore, use up less floor space. If you’ve dreamed of having a super king-size bed, lust no more; it will fit, and you’ll still have room for everything else!

Next to the bedroom is the bathroom, which is another well-finished space; there is a shower over a full-size bath, partially tiled walls, and lovely heritage-style tiles on the floor. Opposite the bathroom, across the rather spacious hall, are two large storage cupboards. Think of these as a massive loft space you can just walk straight into; they are immensely useful and add so much practicality to this already huge flat.

The kitchen is impressively large for a one-bedroom flat and has been recently fitted. As mentioned, there is room for a dining table, and the L-shaped arrangement creates a lot of prep space, as well as masses of storage. There is the all-important gas hob and space for a large “American” style fridge freezer if wanted. The kitchen has the same eastern aspect as the bedroom, and its sleek gloss white finish helps bounce the light around, which will help get you going when making that morning coffee. However, you may not have to invest in the latest bean-to-cup if you lived here, as you literally have some of the best coffee shops around on your doorstep!

Tenure-wise, the flat has a long lease of 119 years and a very reasonable service charge of £70 per month. The ground rent is £150 per annum.

Being on Church Road is a huge bonus as it really does put you in the heart of Palace. Just a few strides away, you have the highly regarded Alma pub, whose food we highly recommend (please go and try the fried cauliflower 😍) and Victorian interior we love. There’s also the White Hart opposite for a more typical neighbourhood pub experience. Blowing Dandelions is just 160 yards away for those who love artisan chocolate & cakes, and for brunches and breakfasts, you will probably gravitate to Brown & Green a lot; their scrambles often fuel our mornings, and we can’t recommend them enough!

If you’re the kind of coffee drinker that weighs their beans, you’ll love living on the same road as “Four Boroughs” they also do wicked cinnamon Danishes and the kimchi wraps are worth a mention! Also on Church Rd is the beautiful Art-Deco “Everyman” cinema, a yoga school which offers hot yoga and has a well-deserved 5-star rating, and there’s the “Elle” featured “Plaster” for all your nail and beautification needs! When you’ve stopped being healthy and beautiful, you can pop into Urban Cellar, where Alison and her colleagues will talk you through their amazing selection of wines and craft beers.

There really is so much going on on Church Road, and of the three roads on the Triangle, in our opinion, it offers the most. This really is prime Crystal Palace, and the superiority of this flat’s location cannot be overstated!

Westow St & Hill may feel left out now, but they do also offer a great deal, from more gastro pubs to more coffee shops, cafes and some of the loveliest restaurants south of the river! There is also a large Sainsbury’s a five min walk away on Westow St, which is very handy for a weekly shop, and just behind it, down Haynes Lane, you will find a beautiful little food market on Saturdays, which offers artisan cheeses, meats, baked goods, bread etc, most traders accept cards, but maybe take a limited amount of cash, as it is tempting!!

When you have to start adulting and go to work, Gipsy Hill & Crystal Palace Stations are both in easy reach and give access to London Bridge & Victoria as well as the city, Shoreditch and East London. Crystal Palace Park is also at the end of the road, which offers 200 acres of grade 2 listed grounds to enjoy, it also houses the Crystal Palace National Sports Centre with its Olympic swimming pool, a gym, squash courts and a few activities you wouldn’t find at your average gym including trampolining, beach volleyball and an on-site physio.
