Cintra Park is a pretty road just off Belvedere Road, south of The Triangle. It doesn’t get much traffic, and its central location makes it a popular spot for discerning buyers who want to be in a central but peaceful setting. Owing to its prime position, it is also a great location to invest in.

This flat has a lovely interior; each room is well-finished and well-proportioned. The reception room is at the front and is a wonderfully grand space. While modern, it retains a charm and is the perfect room for relaxing or entertaining. Typical of the Victorian era, you have fantastically high ceilings, creating a voluminous room which also has the floor space for a large dining table and a large, comfy sofa (or two!) there are lovely hardwood floors and a very pretty bay window with quality plantation shutters, which will be useful on hot summer afternoons, given the west-facing aspect at the front.
The kitchen is adjacent to the living space and is quite sizeable for a one-bedroom flat; it’s arranged in an L-shaped configuration, which provides a lot of worktop space & plentiful storage. There’s a large double-glazed window over the sink with a pretty, leafy view and a bright south-facing aspect, although you won’t need to stare out of it doing dishes as there is a full-size free-standing dishwasher! For anyone unafraid of doing a bit of work to add further value, the wall between the kitchen and reception could easily be removed, creating an epic open-plan room, although it works fantastically well as is!
Moving to the rear of the flat and with an east-facing aspect is the bedroom, it gets great light first thing in the morning, and has a green view over the gardens and beyond to the North downs, if you’re not a morning person and don’t fancy being woken with the sunrise, the addition of a new bespoke thermal blackout curtain will help you sleep like a baby. Like the reception, it is an impressive room in both size and volume. Features like the coving and fireplace really give the room character, and there is scope to add generous wardrobe space, which can make use of the high ceilings.
Heading to the very back of the flat is the bathroom; on the way there, you’ll find a cute but functional workstation next to some handy storage under the stairs. The bathroom is quite large, unusually so for a one-bedroom flat, in fact. There’s a shower over a full-size bath, and two windows, one of which is a charming sash window over the bath.
Location-wise, the flat is 0.2 mi from The Triangle and is closest to Church Road. We are sure this location needs no introduction, but for the uninitiated, “The Triangle” offers an eclectic mix of fantastic coffee shops, cafes, brunch spots, vintage markets, galleries and gastro-pubs.
Closest to the flat, on Church Rd (just 350 yards away), you have the highly regarded Alma pub, whose food we highly recommend (please go and try the fried cauliflower 😍) and has a Victorian interior we love. Blowing Dandelions is just up the road, so for those who love artisan chocolate & cakes, please do renew that gym membership! For brunches and breakfasts, you will probably gravitate to Brown & Green a lot. They are directly opposite Blowing Dandelions, and their scrambles often fuel our mornings, we can’t recommend them enough!
If you’re the kind of coffee drinker that weighs their beans, you’ll love living near to “Four Boroughs” just next to which is the beautiful Art-Deco “Everyman” cinema. The “Elle magazine” featured “Plaster” for all your nail and beautification needs is also on Church Road, as is a yoga school offering hot yoga with a well-deserved 5-star rating. When you’ve stopped being healthy, you can pop into Urban Cellar, where Alison and her colleagues will talk you through their amazing selection of wines and craft beers.
There is a large Sainsbury’s a two-minute walk away on Westow St, which is very handy for a weekly shop. Just behind it, down Haynes Lane, you will find a beautiful little food market on Saturdays. It offers artisan cheeses, meats, baked goods, bread, etc. Most traders accept cards, but maybe take a limited amount of cash, as it is tempting!!
For when you have to start adulting and go to work, Gipsy Hill & Crystal Palace Stations are both within easy reach and give access to London Bridge & Victoria as well as the city, Shoreditch and East London (CP Station is 0.3 miles away, or an eight minute walk according to Google Maps). Crystal Palace Park is also at the end of the road, which offers 200 acres of grade 2 listed grounds to enjoy, it also houses the Crystal Palace National Sports Centre with its Olympic swimming pool, a gym, squash courts and a few activities you wouldn’t find at your average gym including trampolining, beach volleyball and there’s an on-site physio.
Tenure-wise, the flat has a long lease with 150 years remaining; the service charge is £1612 Per Annum, and the ground rent is a reasonable £200 PA.
