Gipsy Hill, London, SE19
A beautifully quirky period conversion garden flat located in an enviable position moments from Gipsy Hill Station and a short stroll from Crystal Palace Triangle. With a generously sized garden and lease in excess of 900 years this flat would make for a sensible purchase with a lot of desired boxes ticked whilst offering the wonderful lifestyle benefits of being so near to many great pubs, restaurants, cafes and independent shops found on the “Triangle”.
Accessed via it’s own private entrance, just off Gipsy Hill (on Cawnpore Street) the flat offers flexible space and has two double bedrooms, an open plan kitchen / living room and a neat modern bathroom.
The reception room is a wonderfully social space for those who like to cook for their guests, being open plan to the kitchen. The kitchen area has a large butler sink, masses of worktop space and great storage too.
The master bedroom is a large room, the space and storage would make this a more than adequate room for a couple and has been very recently upgraded with some beautiful integrated wardrobes offering masses of storage which look great too, there’s also an integrated bookshelf which is a nice touch too.
The second bedroom is also a double and has a view over a part of the garden, being at the opposite end of the flat to the master bedroom could make this a good option for someone who wanted to rent out their second room, but it would also work really well as a spacious office / wfh space.
The bathroom is a great use of space, with a shower over a full size bath, it also cleverly hides away the washing machine, keeping it out of the kitchen area and tucked away.
The garden is a sizeable space for this location and a flat of this size, it also gives the potential for the flat to be extended (STPP) without compromising on garden space. It is currently a blank canvas and could be an amazing space ideal for entertaining, BBQ’s and relaxing in privacy! The shed is a useful space too, which is wired for electricity and lighting.
Location wise the flat is 0.1m from Gipsy Hill Station, with services to London Victoria, London Bridge (via Tulse Hill) and also Beckenham Junction. You can also easily access West Croydon from here too, ideal for those escapes to Gatwick airport!
There are some useful shops next to Gipsy Hill station and in the immediate vicinity of the flat, including a dry cleaners & corner shop / off licence, but a short walk up the hill is “The Triangle” where there is a literal treasure trove of independent shops, artsy artisans sellers and larger chains providing you with everything you could need as well as some absolutely breath-taking views towards the London skyline. There are also some fantastic coffee shops, a huge variety of restaurants and some celebrated pubs including some lovely gastro pubs too.
For dog lovers there’s a convenient park at the end of the road at the bottom of the hill (Long Meadow) and for those who want longer more picturesque, and history steeped walks the glorious Crystal Palace Park is a short walk across the Triangle and offers acres (389 acres to be precise) of space, with it’s concert bowl, national sports centre, model dinosaurs, boating lake and maze, it really is one of London’s great parks that even holds a Grade II listing!
Our owner has this to say…
I will truly miss living in Crystal Palace, this property really has been my happy home for so many years. Being within minutes of the shops and restaurants in the triangle, being minutes from the park and being a 3 minute walk from the station (for trains to London Bridge and Victoria) has certainly made my life easy. Monthly bills are pretty low, and the garden, backing on to Cawnpore Street is a quiet haven and an ideal eating, sitting and entertaining space. I truly feel my flat location on Gipsy Hill ticks many boxes for location, location, location.
