The flat is on the second floor of this art deco style block, which is really nicely presented, the interior of the common parts has a very distinct art deco style and have been recently refurbished, there’s a lovely vibe in the common parts and it’s nice to see a building where so much care is taken over it’s presentation, it’s a real testament to the residents with the block being self-managed.
Space within the flat is really well distributed, there’s a lot of practical integrated storage, and all the rooms feel spacious, the reception room overlooks the rear with access to an “unofficial balcony” and that glorious bright southern view towards the south downs, it’s a fabulous space to enjoy an al-fresco gin or glass of wine, a morning coffee or even a bit of breakfast, it’s just a delightful view to wake up to and is especially bright during the first half of the day.
The kitchen is adjacent to the reception, its modern and has a bit of a Scandi vibe about it, the colours work really well together and aside from it’s style it’s a really practical space too, there is masses of storage including a proper pantry cupboard and acres of worktop space.
The bedrooms are both double rooms, the larger of the two is a really chunky room, which still feels spacious even with a large wardrobe, bed and dresser in it. The second bedroom has a large freestanding wardrobe in it that the vendors would be happy to leave and there is also an integrated wardrobe too. Both rooms have the same wooden floors found throughout the rest of the flat, giving it a quality feel.
The bathroom is recently fitted and modern in style, with a rain shower over a bath, a contemporary WC and sink. The tiles on two of the walls and the tiled floor finish the room off nicely, and there’s also a very useful heated towel rail.

Location wise the flat sits on a prime spot on one of Palace’s nicest roads, the Triangle is a mere 160 yards away, where you are spoilt for choice with restaurants, pubs, brilliant eateries, and even an Everyman Cinema, which is apparently 176 yards away! On Church Road there is a yoga school, there’s a choice of coffee shops and for the practical stuff and bigger shops there is a reasonable sized Sainsbury’s and the wonderful Crystal Palace Food Market on Haynes Lane is a few minutes away, which operates every Saturday offering the best from small sustainable farmers and local food producers, think a local Borough Market vibe. The nearest coffee shop is one of our faves in “Four Boroughs” their Falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee, it’s literally at the top of the road too (according to google maps its 160 yards away!)
Crystal Palace Station is 0.4mi away, giving access to London Bridge & Victoria as well as the city, Shoreditch and East London. Gipsy Hill Station is just over half a mile away. Crystal Palace Park is 0.2mi away, which offers 200 acres of grade 2 listed grounds to enjoy, it also houses the Crystal Palace National Sports Centre with its Olympic swimming pool, a gym, squash courts and a few activities you wouldn’t find at your average gym including trampolining, beach volleyball and an on-site physio.
