We'd sold the neighbour's flat earlier in 2023 and so we were one of a few agents invited in to value this gem of a flat! The client really valued our approach and our strategy worked a charm (as usual) and we achieved 101.7% of the asking price!
Full details
Blending charm, sophistication and practicality, it’s hard to find fault with this stunning home as it ticks every box! It even has its own private entrance, which is great for those that prefer a bit more privacy or those that might have a dog, (which of course this flat is ideal for as you are a stone’s throw away from the 200 acres of Crystal Palace Park).
Once inside, you’ll be captivated by the flat's immaculate and stylised interior, each room is incredibly well finished, really well proportioned (its 550ft2!!) and not one of the rooms feels like it has a compromise.
The living room is a wonderfully charming space, and the perfect room for relaxing or entertaining, the exposed brick wall adds texture to the interior and the large southeast facing bay window ensures the room is well illuminated, especially in the first half of the day. There’s space for a large sofa, dining table and any other furniture you might want, it is a flexible space owing to its impressive size.
1023The bedroom has a lovely energy with its white-washed wooden floors, integrated wardrobes and those stunning large “crittall” style windows which span almost the whole width and height of the room and overlook the private garden. They make the room feel not only incredibly bright, but they add another dimension to the space and have utterly transformed the room, you’d be forgiven for thinking you’d been transported to an expensive suite at a boutique hotel!
The kitchen is a beautifully finished space and being configured in a horseshoe shape, means it is practical too. There are thick, solid wood worktops providing acres of prep space, and an abundance of storage above and below. White metro tiles, a porcelain sink and a large window overlooking the garden, finish the kitchen off nicely.
Continuing with the boutique hotel vibe is the stunning bathroom, which has a full size bath and also a large walk in shower, there’s a really smart storage solution above the loo, luxury tiles on the wall and floor, and of course the much coveted - window in the bathroom!
Beyond the interior lies a large, low-maintenance garden. This outdoor haven is a perfect spot for leisurely breakfasts, sun-soaked afternoons, BBQ’s and starlit dinner parties, you will be the envy of your social circle and no doubt be a popular host in the summer months! It’s a very low maintenance space and is presented fantastically with a lovely view over the back of the Church conversion next door, but there is also scope to do more with it, and plenty of space to add an outdoor studio/work from home space and still have plenty of garden space left.
The flat has a share of freehold and thus there is no ground rent, there is a small service charge of £30 per month which covers the running of the building.
Location-wise, you'll be hard-pressed to find a more convenient spot. Crystal Palace Station is 0.2 mi away, or a four-minute walk (according to google maps) providing direct trains to London Bridge, Victoria, and the overland taking you to Shoreditch and beyond.
On your doorstep you have a Tesco express for the essentials, then there’s Café Chic (a stunning Persian Café), who’s falafel & halloumi wraps are our favourites, their coffee’s pretty damn good too and their garden is the spot for an al-fresco brunch or lunch. Next door to Chic there’s a Bob Wines, and a few other incredible places you’ll love living next door to, such as the beloved Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas, and then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club, an intimate but quality wine bar which is thankfully only a two minute walk away, which no doubt you’ll appreciate at the end of the night!
Crystal Palace Park is just next to the station (0.2 mi away from the flat), offering 200 acres of listed parkland, its host to many music and cultural events throughout the year and loved for its boating lake, concert bowl, national sports centre and of course, its Dinosaurs!
Slightly further away is our much loved “Triangle” where you can find the best gastropubs, coffee shops, vintage furniture & clothes shops, art galleries, an everyman cinema and of course the much loved Haynes Lane food market, you wouldn’t ever need to leave the Triangle, it has everything and thankfully it’s largely independent!
